East End developed Wynwood Annex as the first purpose-built Class-A office buildings in Miami’s rapidly evolving Wynwood Arts District — delivering a modern, design-forward workspace tailored to the needs of creative and technology-driven tenants.
Completed in 2019, the eight-story asset is positioned at the neighborhood’s primary intersection, surrounded by some of Wynwood’s most recognized destinations, notably, the Wynwood Walls. Designed to complement the neighborhood’s graffiti landscape, the building integrates a world-renowned mural from El Mac and warehouse-inspired architecture into a functional and cohesive tenant experience.
Wynwood Annex features boutique floor plates with keyed access, soaring exposed ceilings, expansive windows, and private outdoor spaces. Tenants benefit from shared underground parking with the adjacent Wynwood 25 development, as well as sweeping views of Biscayne Bay and Downtown Miami.
The asset attracted a myriad of premier Silicon Valley transplants and achieved rapid lease-up, ultimately leading to a successful disposition in 2022 — demonstrating East End’s ability to deliver institutional-quality product in emerging urban submarkets.

The Challenge

At the time of development, Wynwood was still emerging as a viable office submarket, with limited institutional-quality supply. Delivering a speculative office project required conviction in the neighborhood’s long-term growth and tenant demand from creative and venture-backed companies.

The Solution

By targeting high-growth TAMI tenants and creating flexible, design-forward workspaces, East End significantly improved leasing velocity, occupancy, and overall asset performance.
